Thomas Price, owner and managing broker of NextHome Price Point Realty of Lemont, remembers the hours that ticked slowly by as he and fellow service members waited to learn if they’d be sent overseas during Operation Desert Storm.

“We were going to be the next wave to go over there,” Price says. “We were sitting in the gym, I’ll never forget it, for three days. No news. No radios, no newspapers, no nothing. At that point, when you’re getting ready to get shipped out like that, you had no information, we were just supposed to go and know our orders.”

Price joined the Army military police at age 17, and after post closures led to a reduction in the military, he took an early out and served as a fire and EMS first-responder for several years in Texas. He says his experience in the Army and as a member of emergency services has helped him find success in the real estate world.

“[It’s helped with] maintaining patience and calm when buyers and sellers aren’t agreeing – some people can get heated,” Price says. “It’s a lot of money in real estate, so I can absolutely understand it. Obviously, maintaining a clear head in any kind of situation helps.”

Price took real estate classes and passed the test to become licensed, and says he was “thrown into the mix.” A large percentage of agents don’t continue in the profession long-term, he says, “Because there’s a lot involved in real estate that most people don’t know … and they give up before they have a chance.”

After struggling for a couple of years and failing to find the guidance he was looking for from his employer, Price says he changed his strategy and decided to do more research and teach himself. His wife Dana encouraged him to get his broker’s license, and though it typically takes a person three to five years to become licensed, Price says, “I got all my classes done in five months; I really crushed into it.”

Price made a friend in his classes who provided him information about the NextHome franchise. He was intrigued by the company’s modern approach to real estate, the way they are “streamlining the home-buying process,” and how they took a sincere interest in him as a new broker.

Price and his wife flew out to California to meet with the NextHome CEO and other potential franchisees and attended orientation. Price says his mind was made up when he returned to his job after being away and, “Nobody knew I was gone, where I was working then.”

Price and his wife launched their business in September 2017. He says his goal is to train agents to know the property-buying process thoroughly to address any nervousness or fear early on, “So we can be more successful moving on.”

Price says he likes the close-knit attitude of NextHome and the technology they incorporate into the process. Each house they sell gets its own sign, complete with “Luke,” the recognizable orange bulldog mascot, telling potential buyers the number of bedrooms, bathrooms, and garage size. When someone texts the number on the sign, they receive information on the house, and the agent receives the buyer’s information too, to follow up and answer any questions they may have.

NextHome also does its own in-house photography and films house tours.

“People get sold enough every day,” Price says. “They don’t need sold. A house is someone’s dream. I don’t have to sell them a house. I just have to help them find the right one.”

Price reminds customers, “Veterans volunteered to stand up for everybody else in this country, no matter who they are, no matter what their beliefs are; we volunteered to make sure that our country stayed safe and everybody has the opportunity to take advantage of what our county has to offer. One of the biggest misconceptions for first-time homebuyers is how much you’ll need to save for a down payment. Contrary to popular belief, you don’t always have to put 20% down to buy a house. Here’s how it breaks down.

A recent survey by Point2Homes mentions that 74% of millennials (ages 25-40) say they’re interested in purchasing a home over the next 12 months. The study notes, “88% say they have significantly less savings than the average national down payment amount, which is $62,600.”

Thankfully, $62,600 is not the amount every buyer needs for a down payment in the United States. There are many different options available, especially for first-time homebuyers (millennial or not). That amount can also be significantly less, depending on the purchase price of the house.

According to the National Association of Realtors (NAR), “The median existing-home price for all housing types in August was $310,600.” (These are the latest numbers available). NAR also indicates that:

“In 2019, the median down payment was 12 percent for all buyers, six percent for first-time buyers, and 16 percent for repeat buyers.” (See graph below):

Knowing there are also programs like FHA where the down payment can be as low as 3.5% of the purchase price for a first-time buyer, that up-front cost could be significantly less – as little as $10,871 for the same home noted above. There are also other programs like USDA and loans for Veterans that waive down payment requirements.

The Point2Homes study also shares how much millennials have indicated they’ve saved for a down payment. As we can see in the graph below, 39% have already saved enough for a down payment on a median-priced home. NextHome named top US Real Estate Franchise (Inman)

NextHome snagged first place from Keller Williams, which didn’t make the cut in this year’s annual Franchise Business Review list

NextHome, the real estate franchise with a flexible spending model, has been named the top real estate franchise by Franchise Business Review for 2020 and snagged third place overall, as announced at the International Franchise Association Convention on February 9.

Franchise Business Review is a market research firm in the franchising industry that studies satisfaction and performance of franchisees.

The accolade is (potentially) a reversal of sorts, with NextHome snagging first place from Keller Williams, which was named the top real estate franchise in 2019. However, a spokesperson from Keller Williams informed Inman that he did not believe the real estate company made the deadline to participate in Franchise Business Review’s survey this past year, but was unable to confirm before publishing.

Franchise Business Review informed Inman it could not disclose participating company names.

“Of all the awards we’ve received, this is truly the one I’m most proud of,” NextHome CEO James Dwiggins told Inman in an email. “To be ranked the no. 3 overall franchise in the country, and no. 1 in the category of real estate based upon honest member feedback, means we’re providing incredible value to our brokers and agents. We launched NextHome in January of 2015, so this is just the beginning for us.”

While Sotheby’s, Weichert and Better Homes and Gardens all increased their standing in 2020 in the real estate category, Weichert made the most significant jump from no. 8 in 2019 to no. 3 this year.

Other notable real estate companies that were not included in Franchise Business Review’s list this year include Coldwell Banker, Coldwell Banker Commercial and Epcon Communities.

A spokesperson from Coldwell Banker confirmed to Inman that Coldwell Banker and Coldwell Banker Commercial did not participate in the program this year, but requests made for information about Epcon Communities’ participation were not immediately returned.

NextHome also landed the no. 3 spot this year for Franchise Business Review’s Overall Top 50 franchise list, making it only one of three real estate companies to make the Overall Top 50 list, along with Sotheby’s International Realty and Weichert Real Estate.

After over a year of moderating home prices, it appears home value appreciation is about to reaccelerate. Skylar Olsen, Director of Economic Research at Zillow, explained in a recent article:

 “A year ago, a combination of a government shutdown, stock market slump and mortgage rate spike caused a long-anticipated inventory rise. That supposed boom turned out to be a short-lived mirage as buyers came back into the market and more than erased the inventory gains. As a natural reaction, the recent slowdown in home values looks like it’s set to reverse back.”

CoreLogic, in their January 2020 Market Pulse Report, agrees with Olsen, projecting home value appreciation in all fifty states this year. Here’s the breakdown:

  • 21 states appreciating 5% or more
  • 26 states appreciating between 3-5%
  • Only 3 states appreciating less than 3%

The Misconception

Many believe when real estate values are increasing, owning a home becomes less affordable. That misconception is not necessarily true.

In most cases, homes are purchased with a mortgage. The current mortgage rate is a major component of the affordability equation. Mortgage rates have fallen by almost a full percentage point since this time last year.

Another major piece of the equation is a buyer’s income. The median family income has risen by 5% over the last year, contributing to the affordability factor.

Black Knight, in their latest Mortgage Monitor, addressed this exact issue:

 “Despite the average home price increasing by nearly $13,000 from just over a year ago, the monthly mortgage payment required to buy that same home has actually dropped by 10% over that same span due to falling interest rates…

Put another way, prospective homebuyers can now purchase a $48K more expensive home than a year ago while still paying the same in principal and interest, a 16% increase in buying power.”

Some are afraid the real estate market may be looking a lot like it did prior to the housing crash in 2008. One of the factors they’re pointing at is the availability of mortgage money. Recent articles about the availability of low-down payment loans and down payment assistance programs are causing concern that we’re returning to the bad habits of a decade ago. Let’s alleviate the fears about the current mortgage market.

The Mortgage Bankers’ Association releases an index several times a year titled: The Mortgage Credit Availability Index (MCAI). According to their website:

“The MCAI provides the only standardized quantitative index that is solely focused on mortgage credit. The MCAI is…a summary measure which indicates the availability of mortgage credit at a point in time.”

Basically, the index determines how easy it is to get a mortgage. The higher the index, the more available the mortgage credit.

Mortgage credit became more available as the housing market heated up, and then the index passed 850 in 2006. When the real estate market crashed, so did the MCAI (to below 100), as mortgage money became almost impossible to secure.

Thankfully, lending standards have eased since. The index, however, is still below 200, which is half of what it was before things got out of control.

Bottom Line

It is easier to get a mortgage today than it was immediately after the market crash, but it is still difficult. The difference in 2006? At that time, it was difficult not to get a mortgage.
